Home Warranty
In the state of Indiana, you have the option in a purchase agreement to ask for a home warranty as part of a contract. A seller can pay for it or a buyer, or you can even split the costs. We also have the option on who orders the home warranty being the seller or the buyer (really the REALTOR’s do that part for you).
A home warranty is a plan that will help to protect your home in regards to the appliances and mechanicals within. Depending on what warranty plan you order, if something goes wrong within the 12 month (or longer) plan you call the home warranty company and they will direct you to a preferred vendor to come out to look at the problem. They will then fix or replace the product that is defective. You simply pay the service fee for the person to come out.
Now, you have options on purchasing this within the contract, OR you can purchase after you have lived in the home a while too! You can call us and we can help you purchase one at any time. We have had homeowners reach out after a few years, or who have investment properties do this. There are many options for companies and we can give you our recommendations for companies our clients have used in the past.
